Common Area Rooftop Leak Detection: Leak Successfully Traced Back to Its Source
Water was making its way into a unit below a common-area rooftop, but the exact source of the leak wasn’t immediately clear.
This is a common challenge for strata managers and owners corporations. A water stain may appear on a ceiling or wall, but the actual entry point can be somewhere else across the rooftop, balcony or concrete slab.
In this case, our team was called to investigate water ingress affecting a unit directly below a common-property rooftop terrace. Rather than guessing or opening up ceilings unnecessarily, we used a combination of thermal imaging and targeted dye testing to trace the water back to its source.
Step 1: Thermal Imaging to Narrow the Search Area
We began the investigation using a FLIR thermal imaging camera to scan the underside of the affected area without cutting into the ceiling or other linings.
Thermal imaging detects temperature differences across surfaces. Damp or water-affected materials can show different temperature patterns from surrounding dry areas, helping identify areas that may require further investigation.
The thermal scan allowed us to narrow the investigation from a larger rooftop area to a specific zone before carrying out confirmation testing.
Step 2: Dye Testing to Confirm the Entry Point
Once the thermal imaging identified the target area, we carried out a controlled dye test to confirm the suspected entry point.
A visible tracer dye was applied around the rooftop penetration and flushed with water to simulate rainfall conditions. We then monitored the underside of the concrete slab for signs of dye breakthrough.

The result provided clear confirmation. Dye was seen tracking through a crack in the concrete slab and entering at the rear of the downpipe penetration.
This showed that water was bypassing the waterproofing around the point where the downpipe passes through the slab, allowing moisture to travel through the concrete and appear inside the unit below.
Step 3: Pinpointing the Leak Source on the Rooftop
After confirming the entry point from below, we identified the corresponding location on the rooftop above.
The source was located at the base of the downpipe where it penetrates the concrete slab beside the brick enclosure.
Service penetrations such as downpipes can require careful waterproofing detailing. Movement, ageing sealants or deterioration around the penetration can potentially create pathways for water to enter the building structure.
Why Common-Property Leaks Can Be Difficult to Find
Leaks affecting strata and common-property areas can be difficult to diagnose because water doesn’t always enter the building directly above the visible damage.
For example, a ceiling stain inside a unit may be caused by water entering several metres away on a rooftop, balcony or concrete slab. Water can travel through building materials before becoming visible.
Without appropriate testing, there is a risk of repairing the wrong area or carrying out unnecessary waterproofing work without addressing the actual source of the leak.
